In keeping with our new mandate in being a provider of industrial and commercial space, FCJ intends to redevelop and expand the Garmex Freezone. The project is focused on optimal utilisation of the complex in order to facilitate business expansion, increase jobs and contribute to the economic growth.
The redevelopment project will see the construction of 13 new buildings on 8.7 acres of green space. In total approximately 370, 000 sq. ft. of new space will be constructed. The first phase will see 126,000 sq. ft. being developed with the remaining 244,000 sq. ft. constructed in phase two. There will also be space being developed for small and medium sized enterprises. A commercial building to provide support service such as fast food establishments, a medical office and banking facilities to support Garmex and the wider community.
Project Update (November 2023):
Phase 1A (SME Buildings & Mini-Warehouses)
The construction of the two SME buildings totaling 36,000 sq. ft. is 100% complete with 90% client occupancy secured. This construction completes the final stage of Phase 1A totaling 126,000 sq. ft. of the new warehouses located in the vicinity of the Industrial Terrace gate.
Phase 2 (Marcus Garvey Drive Entrance)
The Procurement process is ongoing. Once finalized, the next phase is to receive external approval from the Public Procurement Commission (PPC) and the Cabinet of Jamaica.
Phase 3 (5.7 Acres Development)
The concrete perimeter wall construction is complete. Currently awaiting Municipal Corporation permit for the infrastructure aspect of the project before submission for Cabinet approval.
Phase 1 of the Garmex Freezone Redevelopment and Expansion Project is almost completed. Four buildings totalling 90,000 sq.ft. are now operational, with the exception of the sewer works, which are currently being connected along with some minor defects to the buildings. When the sewer connections are completed, the buildings will be handed over to the clients.
Also included in Phase 1 is the construction of two buildings totalling 36,000 sq.ft. This space is designed for mini-warehousing and sectioned into 1,000 and 2,000 sq.ft. units. Clients have the option of leasing and combining multiple units to suit their space requirements.
Construction is expected to begin January 2022. It has received Cabinet approval and a letter of award has been sent to Tankweld Ltd.
