Factories Corporation of Jamaica (FCJ) is a government-owned limited liability company under the Ministry of Economic Growth and Job Creation. Established in 1987, FCJ is one of the largest providers of industrial and commercial real estate in Jamaica, managing over 100 properties island-wide.
Our core business involves the development, leasing, and management of industrial and commercial spaces to support economic growth and job creation across various sectors, including manufacturing, agro-processing, distribution, office solutions, and the global services sector.
Mandate and Legal Status
FCJ operates as a limited liability company, wholly-owned by the Government of Jamaica. Its primary mandate is to develop, lease, and manage industrial and commercial spaces, thereby facilitating the country's economic development objectives. The corporation plays a critical role in providing infrastructure for industries such as manufacturing, agro-processing, distribution and the global services sector.

Operations Overview
FCJ manages over 2.1 million square feet (approximately 195,096 square metres) of rentable space across 42 industrial sites in 13 parishes, including key locations in Kingston, St James, St Catherine, and St Thomas. This has been instrumental in supporting the growth of various industries by providing suitable spaces for their operations.
Recognising the potential of the Global Services Sector, FCJ has earmarked 291,747 square feet (27,114 square metres) of space specifically for this purpose, and continues to expand its offerings to accommodate this growing industry.
Boundbrook Urban Centre
Groundbreaking for the Boundbrook Urban Centre in Portland commenced in 2024. With a total development cost of $4.2 billion, this major investment is set to transform the local economy by offering a hub for commerce, education, and public services, reflecting FCJ's commitment to balanced regional development.
Garmex Free Zone Redevelopment
FCJ is undertaking a significant redevelopment of the Garmex Free Zone located on Marcus Garvey Drive in Kingston. The project involves the construction of 15 new buildings on 8.7 acres of green space, totalling approximately 391,000 square feet of new space.
Recent Developments
Morant Bay Urban Centre
In 2025, FCJ will complete the Morant Bay Urban Centre, a modern facility housing over 80 public and private entities. This development aims to revitalise the economic landscape of St Thomas by providing a centralised location for government services, commercial activities, and community engagement.
